OMG, Christmas is Around the Corner!
There are only 61 days until Christmas—cue the shopping frenzy! If you're dreaming of a “Sold” sign by Christmas, here’s the scoop: you need to get your home listed within the next two weeks! Yep, it’s that close. The market tends to hit snooze in mid-December and doesn't wake up until late January. So, if you want to avoid selling your home between Santa’s gift deliveries, now is the time to act.
Next Year’s Key Selling Months If you’re planning to wait until the new year (and avoid the holiday madness), then your prime selling months are January, February, and March. Not only are these months the sweet spot, but they might also coincide with (fingers crossed) an interest rate cut or two! No guarantees, but we can all hope, right? So for a sale in the first quarter of the year, you need to do the groundwork now.
April: Easter & School Holidays April will be all about chocolate bunnies and school holidays, which can be a distraction for many buyers. So, if you’re aiming to sell before then, getting ahead of Easter might be your best bet.
May Brings the General Election A general election is due by May, and let’s face it—buyers can get a little jittery around elections. They tend to watch, wait, and wonder about the future before making any big moves. So, if you’d rather avoid the political pause, aim to sell before then.
Then Comes Winter... Once the election dust settles, we’re into the winter months, which can slow down the market. If your goal is to make a move sooner rather than later, now’s the time to start getting those ducks in a row.
So, What Should You Do Right Now?
Attend open homes. See how different agents work and how they interact with potential buyers. It’s the best way to find the right fit.
Interview a few agents who you feel may be a good fit. Get appraisals and listen to their advice—even if it’s conflicting. Remember, you’re the judge and jury here!
De-clutter and prepare your home. Start tidying up, donate those old Christmas decorations you haven’t used in years, and get your home ready to shine!
Schedule your sale. Styling and photos/video need to be booked in advance, especially in the summer months. Lock those trades in early.
With a little planning, you can be the first cab off the rank come February and spend Easter in your brand-new home.
